My client, a creative asset management company is looking to hire a proven Asset Manager to manage their property portfolio valued in excess of £100m.

The Asset Manager has regional responsibilities for asset, property, operations and facilities management across a geographical portfolio. You are responsible for the implementation of the respective business plans, and for their review and development in conjunction with the Asset Management Director. You will act as the initial point of liaison for Centre Hosts (CH) and Campus Managers (CM), for support and advice relating to property and operational matters. You will engage with members as required, to perform your duties and to uphold the company’s values.  You will act as an ambassador of the company and demonstrate that you are true to our core values, acting as an example for the company and colleagues and to deliver operational excellence across the estate. 

Key responsibilities are:-

Asset Management

 • Negotiate, instruct, manage and coordinate new lettings, lease renewals, and rent reviews, managing external advisors as required.

• Project strategy – contribute to the generation of strategy and implementation through the life of asset.

• Identifying opportunities for developing relationships and increasing revenues.

• Liaise with Centre Hosts and Campus Managers to ensure seamless coordination of lettings and renewals with members.

• Responsibility for lease documentation production, review and completion within required time frames.

• Providing and coordinating competitor pricing reviews, the local market place, member status and covenant strength to the AMD.

• Ensure company processes are adhered to, which track transaction progress and key lease events.

• Prepare and maintain cashflow forecasts for each allocated asset for 5 year horizon in conjunction with the AMD.

• Optimise mix of space and members/tenants to create vibrant community and maximise returns

• Assist the Asset Management Director with prep of Investor Reports on a quarterly basis.

 

Property Management 

• Weekly review of the arrears and recovery via the managing agent, the local team or directly with the members to ensure timely recovery of debts. 

• Manage local projects alongside the CH/CM, tracking expenditure to allocated budgets, regular progress reporting to the AMD, and ensuring timely and efficient delivery.

• Ensure statutory compliance at each property, and coordinate with the CM/CH and external property manager for delivery of remedial works as required.

• PPM – in conjunction with advisors, produce a schedule of major works for the next 5-10 years to ensure each project building is properly maintained and safe for all occupiers and building regulation compliant.

• Monitor and performance manage the external property manager for delivery of their responsibilities. 

• Management of refurbishment works/dilapidation negotiations.

• Ensure CH/CM carry out marketing task and initiatives as directed by the Marketing Manager.

• Maintain portfolio insurance schedule

• Ensure correct and current lease documents and associated paperwork is saved and filed correctly with redundant documents being archived, as well as ensuring the External managing agent has copies of new documents in a timely fashion and has acted upon them.

• Manage the CH/CMs to ensure that good customer relations are maintained at allocated assets and that business communities are thriving

• As necessary, deal with insolvent tenants and their solicitors to recover space and maximise recovery of rent arrears.

 

Service Charge/Cost Management 

• Monitoring Service charge delivery, competitive cost, correct apportionment, coordinate new budgets, and ensure timely delivery of the end of year accounts by effective management of the external management company.

• Identify cost efficiencies and recommend alternatives to be implemented which enhance service and save costs.

• Service charge budget responsibility, to monitor cost effectiveness of expenditure, monitoring CM/CH expenditure for their cost codes, and providing help and support to the CH/CM.

 

Internal Talent Management

• Support CH/CMs in line with their Job Spec, the manual, the induction process and their individual KPIs.

• Incentivise CH’s to outperform.
