Job Details

THE ROLE

  • Senior Surveyor (commercial property management) position
  • Liaise with the regeneration team to agree asset management strategies for existing tenants to optimise income and asset value 
  • Instruct building surveyors to prepare a planned preventative maintenance programme
  • Carry out recurring property inspections (monthly, quarterly and/or annual basis)
  • Manage Credit Control & Service Charge reconciliations (within RICS guidelines)
  • Oversee the acquisition of sites as and when necessary from a property management perspective 
  • Providing advice to clients on L&T issues, insurance claims and asset optimisation opportunities
  • Work alongside the FM, Investment and AM teams to deliver business plan objectives and compliance across ongoing occupation, operations and maintenance programmes
  • Data management and accounting together with the provision of completion statements and reports
  • Arrange and manage contractors and other external stakeholders as required
  • Responsibility and management of your own properties and projects

THE IDEAL PERSON

  • Commercial, dynamic & engaging with an interest in an stimulating and varied portfolio
  • A sound knowledge of valuation, rent, lease renewals and asset management
  • Understanding of L&T and HSE legislation
  • Thorough understanding in setting and running of service charges, budgets and LL&T Act
  • Self-motivated and able to work on own initiative
  • Excellent negotiating, communication and problem solving skills
  • Thorough understanding of TRAMPS/Qube and Microsoft products
  • MRICS qualified essential with a minimum of  2 years’ experience in the property & asset management sector
  • Ability to build relationships and engage with other teams across the business
  • Birmingham based - Regular travel will be required, full clean driving license necessary
