Asset Management - Frankfurt - Associate / Senior Associate. OUR CLIENT is one of the world's largest investors with £multi-billions worth of assets across the UK, Europe and spreading as far as Asia. As a result of continued global expansion, our Client is now seeking to appoint an Asset Manager to join them at Associate / Senior Associate level and play a significant part in their vision to be the most successful investment business globally.

THE ROLE - will act as a (Senior) Associate Asset Management for the client in Germany, Poland, Czech Republic and Austria, with responsibility for maximising asset performance through active asset management and oversight of outsourced Property Managers on a defined portfolio to assist the team in dealing with the daily operation of the Frankfurt Branch.

Key Responsibilities will include:

  • Preparing an Asset Plan for each property setting out the leasing & asset management strategy.
  • Implementing the asset strategy to achieve the objectives as set out in the approved Asset Plan, to maximise asset investment performance which includes:
    • Identifying, negotiating and implementing initiatives including surrender/re-letting opportunities, re-gearing leases and reconfiguring properties to enhance the income return.
    • Maintaining the leasing strategy, letting vacant premises and instructing letting agents where appropriate.
    • Optimizing property budgets and defining capex-plans.
    • Overseeing of third-party providers (property managers, legal & technical advisors, marketing agencies …) and control of administrative issues.
    • Pro-actively manage tenant relationships.
    • Maximising income and managing non-recoverable costs proactively.
  • Ensuring that assets are kept "ready for sale" and supporting the Investment Manager with asset sales.
  • Assisting in pre and post-acquisition activities and integration of asset(s) data into the Fund's ownership portfolio.
  • Ensuring accurate and on-time delivery of reporting, namely:
    • Assisting in periodic reporting to Lenders and internally.
    • Contributing to Fund reports as may be required.
    • Providing relevant information to the appointed external valuers.
    • Undertaking feasibility analysis, including valuation appraisal as required, in support of any recommendations requiring Investment or Fund Manager's authority.
    • Ensuring the accuracy of all property data held on the relevant investment management systems.
  • Sharing market information within the company to ensure, as appropriate, all Client Funds and colleagues benefit from this information.
  • To understand the company's sustainability vision and apply the Sustainability Strategy demonstrating appreciation of costs and awareness of driving investment returns.

THE PERSON - To apply you should have several years in Real Estate with a relevant / related graduate or post graduate degree. You will be fluent in English and German and must have proficiency with modelling investment scenarios - ideally in both Argus and Excel and ideally be familiar with Yardi system. You must also be 'analytical' with strong verbal and written communication skills.
