Job Description

LCR is a growing property company engaged in both asset management and development. We manage assets worth £250m. Current projects include the redevelopment of the Axis site in central Birmingham to create 1 million sq ft of Grade A office accommodation, and the construction of a major new retail centre under the platforms of the former Waterloo International Terminal in London (Waterloo.London). We are a public corporation wholly owned by the Secretary of State for Transport.

As LCR’s building surveyor you will be responsible for providing technical advice on a range of projects, and for managing contractors to deliver to time and budget. Over the next three years about three quarters of your time is expected to be spent on Waterloo.London due to open in April 2021.

Responsibilities

As part of the LCR Waterloo Construction Project Team, act as Tenant Coordinator responsible for:

  •  Acting as the Landlord’s point of contact for Tenant Design Teams and Fit-out Contractors (reviewing and approving fit outs to ensure they meet LCR’s ambitions for Waterloo Retail, comply with the Tenants Handbook and safeguard the structural integrity of the building),
  •  Tenant Liaison and progress reporting on fit out plans and execution
  •  Coordination of interfaces between Agents / Design Team / Main Contractor / Tenant’s Design Team and Contractors / Centre Management

Advise on all technical issues relating to the ongoing management of Waterloo.London including closing out any residual issues from the handover of M&E assets from Network Rail and ensuring appropriate maintenance arrangements are in place, and providing technical support to the Waterloo.London Centre Manager.

Commission and oversee refurbishment and improvement projects at other locations on the LCR Managed Estate, including:

  •  RTC Derby. Planned projects include: improvements to site-wide landscaping, provision of additional car parking, energy management and refurbishment of vacant space to provide new offices.
  •  Leake Street. New lighting concept for the graffiti tunnel, oversee fit-out of remaining vacant unit.
  •  Projects designed to reduce the environmental impact of LCR’s Managed Estate

Report to LCR Safety Committee on health and safety issues on the Managed Estate. Undertake regular health and safety audits of properties.

Management responsibility for one part time structural engineer.

Skills and Experience

You must have a relevant professional qualification, preferably RICS.

You will have a track record of client-side delivery in asset management. Experience of dealing with retail developments would be desirable.

Strong communication and teamworking skills.
