Job Details

Unique opportunity for a Property Manager to join a long-established commercial property group in Bedfordshire.

My client is a long-established commercial property group based in Bedfordshire. The group owns industrial units, warehouses, workshops, offices, shops, and farms and is seeking a Property Manager to help manage the portfolio.

The successful individual is likely to have had some exposure within the commercial property sector and local knowledge would be a benefit. Formal qualifications are not a prerequisite however relevant property experience is a must.

The scope of the role is as follows:

Letting vacant properties

  • Maintaining vacant property schedule
  • Measuring to RICS guidelines
  • Preparing marketing information
  • Arranging and maintain signage
  • Updating and maintaining information on the company website and Rightmove
  • Fielding enquiries
  • Creating and maintaining database of enquiries
  • Conducting property viewings
  • Negotiating with tenants (in consultation with property team)
  • Preparing and circulating Heads of Terms
  • Organising works and certification needed for premises prior to letting
  • Undertaking comprehensive hand-overs with in-going tenants and address follow-up queries

Coordinating dilapidations claims at end of tenancy

  • Preparing and serving schedules of dilapidations
  • Negotiating financial settlements within reasonable time frames
  • Overseeing tenants’ exit obligations and works
  • Ensuring premises are returned to good order, certificated and cleaned ready for re-occupation
  • Undertaking comprehensive hand-overs with out-going tenants

Assisting Surveyor in day to day property management tasks

  • Tenant queries
  • Insurance claims
  • Check and challenge business rates assessments
  • Ad hoc duties

Assisting Maintenance Manager in day to day tasks

  • Obtaining quotes
  • Updating Maintenance Tracker
