Permanent Project Manager (New Business) job based in Manchester paying up to £40,000pa


Your new company
Your new company is a large Housing Association, who, following on from a recent buy-out are now looking for a number of permanent Construction professionals to join their team. This organisation plan to build 20,000 homes within the next 10 years, and work on large schemes compromising of between 100-250 homes (typically), with a value usually around £20-50 million. This organisation build homes for both market sale and affordable homes, and this split is around 50/50, and they have a turnover of over £60million.

Your new role
Your new role is a Project Manager position working within the new business team and reporting directly to the Head of New Business. This role has a wide range of duties, including, but not limited to:

  • Lead and manage the project team including consultants, internal customers and contractors
  • Actively engage internally and externally, including the delivery team, neighbourhoods and finance team to help aid smooth delivery
  • Ensure all projects are delivered on time, within budget and to quality standards
  • Identify sites and new opportunities suitable for the new homes programme
  • Run and interpret financial appraisals and cashflows to understand the viability of projects in line with standard assumptions and requirements
  • Negotiate and agree contractual arrangements including building plans and programmes, and cashflow forecasting with contractors and align with internal reporting procedures
  • Write high quality reports covering all aspects of projects to secure approval from Board to strict deadline
  • Lead design teams to create projects that are high quality, mixed tenure and fit for purpose to secure planning consent
  • Undertake necessary due diligence into all aspects of projects, including but not limited to legal, design, financial, construction and procurement

This list is not extensive and other duties may be required.

What you'll need to succeed
To succeed, you will need to have strong Project Management skills within a construction background, and it would be highly advantageous if you have worked within a Housing environment. You must be fully computer literate, and excellent verbal and written communicator and have strong negotiation skills. A project management qualification would also be preferred. You must also be able to provide the last 2 years' worth of references and have a driving license.
