Senior surveyor or Associate director – Asset management 

The role is to work in a dynamic team that looks after a high end estate in the city of London. Responsibilities include contributing to the strategy for the portfolio, asset management, development, leasing, property management and facilities management. The role is therefore varied and every day is different. The role is paying up to £60k + car allowance + bonus + benefits etc.

The role

  • To build and maintain goodwill and trust with prospective and existing clients at all times in order to foster the professional image of the Partnership.
  • Provide high quality day to day asset and property management of an exciting mixed use Central London portfolio with a “hands on” and proactive approach.
  • To liaise with the client accountant to review rent raising reports to ensure that all rent and service charge demands are sent out in a timely manner.
  • To liaise with the credit controller to ensure all rent and other monies are collected and proactively manage payment plan applications and arrears recovery
  • To produce annual service charge budgets and reconciliations, and undertake regular service charge expenditure monitoring in liaison with the building manager. FM and client accountant.
  • To effectively manage head lease reconciliations.
  • To instruct and liaise with the building manager/FM and building consultants in respect of repairs and planned maintenance programmes and also refurbishment projects
  • To liaise with the client’s insurance brokers in connection with the annual insurance renewal providing information as required and to manage any insurance claims
  • To build good landlord-tenant relationships with the tenants, meet with them on a regular basis, and be the main point of contact
  • To have a good understanding of landlord and tenant matters and pursue asset management opportunities.
  • Advance planning for critical lease event dates and assist with a strategy, working with internal colleagues and/or external advisors, to implement these.
  • To liaise with the building manager (and any other required consultants) and oversee the approval of tenant’s fit out works
  • To deal with all tenant applications for alterations, sublettings, assignments and wayleaves and liaise with the client’s solicitors
  • Undertake direct and oversee other departments/ 3rd party advisers to execute lease transactions where necessary.
  • To assist in undertaking development analysis/ feasibility and reporting, marketing & leasing.
  • To undertake market research and analysis where required in the context of a transaction or reporting.

Requirements

  • Degree educated & MRICS 
  • Property Management experience
  • Experience of Property Management software and systems
  • Experience of working across a variety of asset classes.
  • Landlord and Tenant, Leasing and Development.
  • Valuation experience
  • Analytical skills.  Argus Developer, Argus Valuation & Capitalisation and good Excel experience would be beneficial
