The role will be in the Commercial team, part of an Estates Management group that leads in the delivery of substantial renovation and redevelopment projects in student and build to rent assets throughout the UK and Ireland. Reporting to the Commercial Manager the role will be responsible for the commercial management of multiple capital and large-scale maintenance projects whose values will range from £10k to £1million across a group of properties.  

Key Role Responsibilities:

  • The preparation of accurate, thorough and timely monthly and quarterly cost and management reports, for Greystar management accounting and Investor/Funder reporting, including analysis of the figures to provide business information on cost/returns, trends and cash flows to the Commercial Manager.
  • Responsible for the creation and updating of annual and 5-year Capex budgets across a group of properties, working with the property and asset teams to identify potential changes to the 5-year budget, ensuring accurate and timely report delivery to the Commercial Manager.
  • Contribute to the maintenance of a cost database and provide of accurate historical cost information during property acquisition, due diligence and property handover from development to occupation.
  • Optimise the Greystar procurement process and supply chain management, including reviewing current contractor/consultant performance developing new supply chain capacity to match the projected workload. Review and sign off any project procurement strategy for the projects and ensure all projects are competitively tendered/quoted, analysed and correctly awarded by the Project team and that the necessary Works Contract terms or Purchase orders are placed in good time and within the approved budget.
  • Attend project and commercial meetings as required, supporting the Estates and Project Managers and consultant teams, by providing commercial approval, advice or guidance to ensure a successful project completion.
  • Ensure that payment applications for contractors or invoices from suppliers are approved and paid in accordance with the conditions agreed and that they provide any supporting information relevant to their invoice or claim.
  • Ensure robust change control process’ are followed on all projects, report on variations and when possible provide suggestions for alternate procurement or design to bring the project back to the approved budget.
  • Provide monthly Final Account forecasting and ensure all team members and the Commercial Manager are aware of any cost issues or risks including any potential claim disputes.
  • Provide the Commercial Manager with accurate and timely monthly cost reports with projected final project costs and providing cashflow forecasts and analysis of the reports.

Your Profile:

  • The role will be expected to manage and administer external consultants, contractors & suppliers.
  • The role will be expected to accurately forecast and manage Property/Project budgets and be comfortable reporting to internal Greystar functions and external Investor or Funder groups.
  • The role will be expected to manage all commercial aspects of Capital projects across the Greystar Estate Management portfolio.
  • The role will be responsible for the implementation or review and approval of contracts and services involved in upgrading, converting or extending the existing Property portfolio as part of Greystar’s Estate Management Works.
  • The role will significantly contribute to the cost management and overall cost reduction of all the Capital Works programme.
  • The role will be expected to significantly contribute in the creation and maintenance of Greystar cost data and will be expected to assist in Job costing and the financial accounting process (Yardi and or Oracle).
  • Degree in Quantity Surveying, Commercial Management, or other related degree.
  • Member, or working towards being a Member, of the RICS or other related institutions.
  • Working knowledge of Measurement (NRM) & Specification, Tendering and Contract Management.
  • A strong knowledge of procurement routes.
  • A solid knowledge of building technology and construction processes.
  • Experience in a similar role within a Client organisation.
  • Experience of contract administration processes; preparing tenders; and appointment of Contractors.
  • Experience of working within development/professional teams with either Contractor, Consultant or Client and providing advice and assistance in driving projects forward.
  • Strong communication and interpersonal skills including the necessary IT skills to be able to do so.
  • Good cost planning and estimating skills.
  • Commercial mind-set and acumen
  • Strong numeracy skills; including the ability to manage, report and maintain accurate forecasting and cash flow information.
