Job Details
Macdonald & Company are currently working with a Surrey based public sector organisation.
They are looking to appoint an interim surveyor to manage and review the their property portfolio and to conduct negotiations with owners, occupiers and professional advisers in respect of all types of property transactions and report on such matters to the Principal Estates Officer and/or the Strategic Asset Manager with recommendations.
Main duties comprise of:-
- Obtaining, as necessary, planning consent for the site and/or buildings
- Inspection, valuations and preparation of conveyancing plans
- Preparation of detailed particulars, tender documents and press advertisements
- Responding to enquiries from prospective purchasers and site attendance for viewing by the public
- Submitting offers with recommendation for acceptance
- Negotiating leases, licences and any variations of the same, of shops, offices and industrial premises as required
- Negotiating rent reviews of existing tenancies in accordance with the terms of the leases concerned in order to maximise the income received within the set objectives
- To seek full receipt of rental income and service charges and to seek recovery of any rental arrears or other debts including representation at Court where necessary
- Negotiating leases and licences of land and premises surplus to operational requirements
- Preparation of schedules of condition, dilapidation and repair, with advice from building services department when necessary
- Security of land and buildings not in occupation, including fencing, boarding up, or demolition as appropriate
- Inspection of empty sites to ensure they are not misused and action taken where possible to secure tenants or licensees
