Property Management Surveyor/Senior Surveyor
Our client is recruiting for an innovative and passionate Property Management Surveyor to join their team. You’ll join an entrepreneurial, inclusive culture. Main Responsibilities include:
- Day to day management of a real estate portfolio leased by client for its Operations teams in a region or country.
- Ensure compliance of both landlord and tenant lease obligations.
- Liaising as necessary with internal teams such as Legal, IT, Security, Operations, Construction Facilities and Engineering, other stakeholders and external consultants.
- Managing the relationship with landlords and acting as the primary point of contact within Amazon for lease related matters relating to the portfolio.
- Managing requests for building alterations and improvements. Liaising as necessary with Legal, third party consultants and landlord’s to properly document consents and obtain permitting/planning consents.
- Negotiation of short terms leases and parking licenses, ensuring standardisation
- Handling contract and lease matters such as deeds of variations and lease amendments.
- Monitoring of key lease dates, liaising with internal teams, landlord and consultants on dilapidations and building handback.
- Identifying cost saving opportunities, reviewing service charges and liaising with appointed consultants on property tax/business rates and insurance matters.
- Dealing with site level issues, neighbour disputes where real estate is concerned, and escalate appropriately to Legal and the RAM.
- Following process notes and management standards set by EU Real Estate.
- Maintain and update information schedules, trackers and systems, liaising with and supporting as necessary the Lease Admin team and RAM to ensure accuracy for reporting and management purposes.
- Carry out compliance audits and regular building inspections.
- Supporting the business on special projects and meeting the changing needs of the business by assisting with resource identification, vetting, reporting and providing metrics.
Ideal Attributes and Qualifications
- At least five years’ relevant, in country, experience in property management for commercial real estate (or an equivalent field).
- At or approaching the equivalent of a senior surveyor level.
- Ability to work in a fast-paced environment, can deal with high volumes, multiple work streams and a degree of ambiguity.
- They should also be able to work autonomously whilst ensuring that deadlines and critical dates are met.
- Poses excellent communication and report writing skills.
- Fluent, to a business standard, in the relevant language for the countries that they are covering.
