Permanent / Full time

Key priority of the role is to oversee the upkeep and day-to-day running of the Moto estate. To build and maintain long term working relationships with landlords, Operations Teams, Solicitors, tenants, landlords, and third parties to ensure an optimum return on investment of the Moto estate.

Principal responsibilities:

  • Understand Moto’s activities and ambitions, strategically, commercially and culturally, and identifying with the ethos of the business
  • Identify and assess any proposed threats to the Company’s Estate by investigation and liaison with Public Bodies, Developers, Land Owners, Agents, etc.
  • Identify alternative use development opportunities within the existing Estate in order to maximise the Company’s commercial return from its property portfolio.
  • Work closely with the Property Director to acquire land to build an ambitious new site pipeline.
  • Accelerate and manage the design and planning process of the existing new site pipeline to ensure that sites are delivered within agreed timescales.
  • Establish strong relationships with key stakeholders within Public Bodies, Developers,  Agents etc, to ensure that the Company becomes the first choice for any potential development.
  • Liaise directly with Highways England and Department for Transport to ensure early notification of road schemes that affect the Estate and to maximise any compensation due (whilst minimising disruption)
  • Monitor Local Authorities to identify where the Company’s Estate is at risk from potential developments and lead, in conjunction with the Legal Department, on any objections, appeals or challenges to any threatening planning proposals.
  • Identify and negotiate with suitable purchasers for the Company’s surplus property in order to obtain the best price available in the market place. 
  • Advise and resolve planning and signing issues which affect the Company’s Estate.
  • Instruct in house and external solicitors and other professional advisors on behalf of the Company to ensure that the Company’s best interests in property matters are served.
  • Negotiate with landlords, where appropriate, to ensure that the Company’s best interests are served and that all agreements are clear and unambiguous and reflect commercial needs.
  • Liaise with operating departments, landlords and tenants to maintain awareness of issues affecting the Company’s properties and to ensure that title to any property is never jeopardised.
  • Ensure that all relevant licences and permits are obtained from landlords and statutory bodies and renewed, where necessary, so that properties can be operated as required by the company.
  • Ensure best practice in terms of all regulation requirements and making health and safety compliance a natural way of working which is adhered to at all times.

Previous Experience

  • Strong commercial experience in estates management or similar (Likely to be MRICS qualified)
  • Proven success in a multi site business of appropriate scale and complexity
  • Evidence of performing in a dynamic and demanding environment
