We are looking for:

As an Acquisitions Manager you will have a hands on and critical delivery role to identify and bring forward sites for housing where the private sector cannot or is unable to deliver.

You will be part of a collegiate group of land and property specialists that are acquiring new sites to increase land supply for building new homes. You will be expected to use your contacts to create or discover possible land buying opportunities. You will be responsible for managing the due diligence process including commissioning external consultants. You will be expected to provide detailed input to delivery strategies to ensure that there is a roadmap from acquiring sites to building homes.

A significant part of your role will be to support other teams. Specifically, you will share your technical and commercial expertise, and local market insight in cross Agency discussions on new opportunities. And should these be taken forward you will be expected to join a multi-disciplinary teams to take forward exciting and challenging housing projects.

Our successful candidate will:

Identify suitable opportunities for acquisition of individual sites or property portfolios in line with business plan targets and organisational processes.

Work collaboratively with colleagues to feed possible opportunities into the Agency’s pipeline.

Support the Head of Acquisitions in building and effectively managing stakeholder relationships with a range of landowners, promoters, property professionals, and public bodies to progress acquisitions in a timely manner, including securing support from local authorities.

Commission and manage all technical, legal and valuation related due diligence on sites and proactively manage external consultants to deliver high quality advice.

Lead the negotiations for the acquisition of small/medium/non complex sites ensuring that there are appropriate commercial arrangements including price, payment, contractual obligations, collaboration equalisation, options, appropriate overage and clawback/covenants and work with lawyers to secure the best terms.

Support the drafting of robust high quality business cases that justify Homes England's intervention and secure investment approval.

Work with colleagues within the wider Development team to ensure that straightforward acquisition sites have a 'fit for purpose' delivery strategy prior to investment decisions.

Input monthly status information in the Agency's project management systems ensuring good data integrity.

Work collaboratively as part of a multi-disciplinary team across the Agency to meet wider organisation objectives and progress specific projects.

The skills we would like are:

Successful candidates will be expected to have:

Relevant experience within the land and development sector, ideally in the identification and acquisition of residential land.

Knowledge of undertaking viability appraisals.

Ability to develop acquisition and delivery strategies and draft business cases.

Experience of commissioning and managing a wide range of technical, legal and property consultants.

Good project management skills and ability to manage several projects simultaneously.

Ability to credibly represent Homes England in dealings with the market.

Experience of building and maintain effective stakeholder relationships.  

Preferably a degree in a property related discipline such as surveying, town planning and/or membership (or working towards such) of a professional body in the land and property discipline such as RICS or RTPI or other appropriate professional qualifications.

Self-motivation with an entrepreneurial attitude.

Good commercial acumen coupled with emotional intelligence and problem solving skills.
