My client, who is a leading Neighbourly Matters, Rights of Light and Party Wall consultancy are looking to expand their team with a Mid Level Party Wall Surveyor. You will be joining a hard working, close knit team and will gain valuable experience from the Senior members.

 

Duties include:

  • Reviewing drawings, identifying Party Wall notifiable works, preparing and issuing fee proposals;
  • Advising clients and property owners on their rights and obligations under the Party Wall etc. Act 1996;
  • Researching ownership of neighbouring interests to development sites and collating into Schedules of Adjoining Owners;
  • Preparing and serving Party Wall Letters/Notices (including Sections 1, 3 & 6 Notices, 10-day letters, 10(4) appointment correspondence, Third Surveyor selection letters etc.);
  • Considering information likely to be required to progress and conclude Party Wall matters and preparing Schedules of Information required for issue to the design team;
  • Consistently chasing up outstanding documentation and information to ensure deadlines are met;
  • Preparing and negotiating Party Wall Awards with other surveyors;
  • Meeting with property owners and surveyors and relaying information regarding proposed development works and Party Wall implications;
  • Undertaking and preparing Schedules of Condition (condition surveys) for neighbouring properties to development sites;
  • Checking off Schedules of Condition (re-inspecting neighbouring properties) upon completion of development works to establish whether there has been any change in condition/damage caused to these properties;
  • Reviewing damage to neighbouring properties, establishing cause and whether this is attributable to adjacent development works.
  • If necessary, negotiating/agreeing damage settlements and Awards with owners and neighbouring surveyors;
  • Taking responsibility for and updating of project tracker documents throughout a project lifecycle;
  • Attending and contributing to design team meetings;
  • Creating and amending of AutoCAD drawings;
  • Reviewing and advising clients and property owners on third-party considerations such as easements, access rights, boundary issues, adverse possession etc.;
  • Assisting with the preparation of Third-Party Obligation reports;
  • Reviewing site boundaries and title documentation, considering boundary structure ownership and boundary location and plotting of accurate and geographically referenced site boundary drawings using AutoCAD;
  • Preparing, negotiating and agreeing of access licences/deeds such as for use of crane and scaffold over neighbouring land with neighbours’ surveyors and solicitors.
