Head of projects & Estates based in Cheshire offering £60,000 + package

Your new company
You will be joining a large client side Cheshire countryside estate who are looking to appoint a head of Projects and Estates to the team. The Estate has a range of property to let. In the residential portfolio these include pretty village and countryside cottages, period homes and characterful houses. The family are also committed to providing much-needed homes for local people under the affordable housing scheme, as well as properties that are specially designed for the older generation. The commercial portfolio is very varied, including a Marina, light industrial & manufacturing units, retail units, storage and offices. Finally there are the diary farms which cover the majority of the estate land.


Your new role
The purpose of the role is to support the strategic leadership of the Estate through the effective management of the estates department maintenance team. To take responsibility for the leadership and the implementation of systems to deliver the capital projects, reactive maintenance and planned maintenance programmes across the estates portfolio of commercial property, residential property and farms. The successful candidate will possess the ability to develop new working methods, providing novel and imaginative solutions to improve work procedures and culture and have excellent interpersonal and communication skills with the ability to engage and influence at all levels, both internally and externally. Finally, they will need to have excellent organisational skills with experience of managing multiple programmes of work with competing deadlines and challenging budgets through innovative thinking and solutions to development challenges.

What you'll need to succeed
MRICS - preferably in Building Surveying or MCIOB qualifications would also be advantageous. Ideally a project management qualification, and demonstrable experience in delivering projects up to £10m. Knowledge of the planning approval process and building regulations. Risk management experience and CDM compliance. Experience of Heritage Property would be advantageous. Line management experience of trades - as this person is expected to be on site, not in an office all day.

New Build:
Skilled in programming and managing New Build projects from inception to completion. Competent in RIBA Plan of work. Competent in procurement of external consultant and contractors. Familiar with best practice for procurement. Competent in managing and implementing the design process. Familiar with cost control procedures.

Planned Preventative Maintenance:
Familiar with preparation and implementation of five year Planned Preventative Maintenance plans. Experienced in maintenance of residential and commercial property. Skilled in procurement of maintenance regimes. Knowledge of statutory compliance for property. E.g. electrical testing and legionella management.

Reactive Property Maintenance: Planning and implementing maintenance programmes within house operatives and external resources. Experience of scheduling reactive repairs. Experienced in monitoring repairs to completion. Excellent communication skills with customers.
