Macdonald & Company are currently working with a central London Local Authority to identify an experienced Asset Manager to join their property team on an interim basis of 6 months with the view to extend to 12 months at a rate of £350-375/day.

The sucessful postholder will ensure the effective implementation of the new Corporate Landlord operating model. It is essential for the candidate to have a comprehensive understanding of the portfolio supported by live and up to date property information within the property management system. The role will involve the systematic surveying of assets across the estate over the next 12 months. Key tasks will include:

  • Site visits to Council properties to review and update existing to include tenure, property status, area, lease requirements, current occupation, compliance information, tenure etc. ensuring that supporting documentation is logged on the Council's property management system.
  • Escalate property related issues requiring action at a higher level in a timely manner, with supporting briefings, options and expert advice, to permit efficient and effective decision making.
  • Use knowledge to ensure that property is being proactively managed in accordance with national requirements, guidance and best practice and the council's strategic objectives and priorities.
  • To undertake asset reviews to include suitability and sufficiency reviews, and an analysis of condition surveys and financial information against the needs and priorities of service departments and understanding of the wider Council objectives
  • Assist developing effective processes for ensuring property records, data and information is kept up to date.
  • Gather performance data for the Strategic Asset Management Plan
  • Develop strong working relationship with services and ensure that they are aware of their responsibilities as occupiers as detailed in the Occupiers Handbook
  • To write or contribute to cabinet report, board reports, progress updates and briefing notes as required
  • To carry out any other projects, duties or tasks as directed by the Corporate Property team to meet the aims and objectives of the Council

Experience and skills required

Skills and experience to include:

  • Experience in asset management with a similar property portfolio
  • Has an attention to detail and proven track record in developing and managing programmes of work
  • Experience in a range of asset management reviews and understanding of best practice
  • Experience in dealing with a range of property professionals, external agents and consultants
  • Understanding of and preferably some experience of local government legislation, practices, procedures and financial regulations as well as Health and Safety legislation
  • Experience in working on own initiative and being an effective member of the team
  • Well organised and ability to effectively prioritize and execute tasks in a high-pressure environment.
  • Excellent verbal and written communication skills. Effective at building strong working relationship with a range of stakeholders and understanding their property requirements
  • Good analytical and creative problem-solving skills with the ability to understand the wider strategic objectives of the Council. Experience of dealing effectively with property solutions for proposed occupiers
  • Strong project management skills and experience of effective risk management
  • Relevant professional qualification such as Chartered Surveyor
  • Membership such as Chartered Building Surveyor or Chartered Architect or Chartered Structural, Civil or Mechanical Engineer, CIPFA, BIFM etc
