About the Client 
My client is a major residential-led, mixed-use developer who undertake a wide range of projects across the South East. These include major regeneration projects, traditional housing, inner London high-rise schemes and everything in-between including significant commercial components. In addition they have significant strategic land holdings and are keen to acquire additional sites both immediate and strategic.

About the Role 
Reporting to the Development Director you will be responsible for the following aspects:

  • Manage the delivery of both high profile complex residential led mixed use sites along and smaller development opportunities as necessary 
  • Manage/liaise with consultants, solicitors, strategic partners, LPAs and other external bodies
  • Successfully negotiate, manage and conclude all aspects of acquisition and disposal, and management of sites, from a land perspective, to be self-delivered 
  • Managing acquired sites in advance of development to maximise short term income, agreeing lettings, overseeing property management agents  
  • Work with the planning team to identify opportunities and achieve planning permission
  • Support the financial/accounting process, including overseeing valuations, budgeting, reporting, working closely with finance
  • Prepare detailed development appraisals and driving profitability 
  • Prepare viability appraisals for planning applications 
  • Negotiate S106 agreements 
  • Support the negotiation of development agreements, JV structures and facility agreements
  • Support bid submissions, including OJEU, working closely with business development
  • Ability to communicate and collaborate effectively internally and externally 
  • Prepare acquisition, land / planning handover and ongoing budgeting packs, including financial reporting of development appraisals 
  • Review and challenge design proposals, working closely with pre-construction 
  • Liaise with the construction team and monitoring of construction processes to ensure contractual / planning compliance 

Personal Requirements 
As Development Manager you will display the following attributes:

  • Min. 4-5 years’ experience ideally with a residential-led developer  
  • Proven track record in successfully negotiating and managing all aspects of residential development including the acquisition, development and disposal process
  • Strong technical, management and financial skills
  • Excellent communication 
  • Attention to detail
  • Professional network
  • Outgoing character able to build effective relationships
