Boutique Property and Asset Management firm, whose main client base are Family Offices and HNW’s without their own internal Asset Management teams, are looking for an experienced MRICS Surveyor to look after two of their longest standing mandates. The role involves day to day Property Management as well as genuine Asset Management, alongside the two Equity Partners who are responsible for these accounts at present. The role will involve direct responsibility for the assets, with a view to becoming the key client contact, as the role develops therefore freeing up the Partners to carry out Investment work across the two mandates. The portfolio is mainly prime offices/retail, within Central London and the South and you’ll provide the clients with asset overviews, operational updates and recommendations for value add initiatives wherever possible.  

Responsibilities include:

  • Identifying and exploiting potential added value / asset management opportunities
  • Managing complex expenditure projects and participating professional teams
  • Providing advice on project delivery such a PPM projects as appropriate and provision of additional services as required.
  • To carry out lease management, including ensuring all new leases/lease changes are passed to the finance team
  • Ensure lease events are diarised and reported to clients and their instructions acted upon
  • Preparation of regular client management reports for monthly / quarterly management meetings
  • Day to day liaison with client
  • Regular contact with tenants
  • Review and issuing service charge budgeting
  • Review and approval of service charge year end reconciliations
  • Support delivery of the property management function and manage operational issues to ensure satisfactory resolution, working closely with external Facilities Management Company.
  • Manage a close relationship with tenants
  • Management of tenant arrears in co-ordination with accounts team, including reporting to client
  • Management of applications for licences (assignments, applications etc)
  • Ensure excellence in the management of the portfolio and full compliance with the agreed KPIs.

Requirements

  • MRICS or equivalent level of experience, with at least three years PQE
  • Strong Commercial Property Management experience, ideally with a London focus
  • The ability to spot value add initiatives and present these to board level stakeholders
