Property Manager – Richmond – Up To £35k Pro Rata

Our client is looking for an experienced property manager to join their property management team on a part-time basis (3 - 4 days a week). The portfolio includes let residential property, residential freehold block management and commercial retail.

Roles & Responsibilities:

• Assisting with the production of a 3-year budget to plan capital expenditure and property acquisitions
• Managing and chasing debtors
• Monitoring the performance of the Companies external managing agents and addressing issues.
• Reporting and liaising with the Head of Property regarding arrears position, voids and ongoing management issues.
• Previous property management knowledge and experience required
• Have great attention to detail and an ability to work independently. They will also be fully computer literate and experienced in the use of Microsoft Office including the use of Excel spreadsheets.
• Salary circa £30k - £40k pro rata depending on experience and qualifications.

• Pre-tenancy works
• logging and diarising gas safety inspections and PAT tests
• Carry out and arrange property inspections, compile reports for the landlords and tenants as well as address any issues that arise from property inspections
• Facilitate property visits twice a year on each property
• Pay all contractor invoices
• To attend to any items marked on check out report and send dilapidation claim to landlord
• To address any issues from property visits and obtain quotes for the relevant works
• Print off monthly error and warning reports for gas checks, PAT tests, inspections and contract activations
• Agree final deductions and send completed deposit form to Accounts Department
