Job Details

Macdonald & Company have been exclusively retained by a respected London based Charity to search for a Property Surveyor. The Charity holds property investments as well as being involved with property in its grant making capacity. The Charity's property portfolio is overseen by the Property Committee and actively managed by the Property Surveyor. Members will work with the Surveyor on where they believe opportunities exist to increase the capital value of the investment.
 
The surveyor has a key operational role in ensuring the smooth running of the charity’s property portfolio. The main duties are as follows:
 
Property management
  • Maintain the properties in a good state of affairs not least by conducting regular inspections and liaison with the tenants. Where required, instructing and supervising contractors to undertake works and ensuring where appropriate that costs are recharged to the tenants concerned.
  • Ensure the tenants adhere to their lease conditions.
  • Ensure the charity is complying with its obligations on its property holdings including as regards energy standards and health and safety.
  • Prepare, arrange or organise improvement to the properties as occasion permits so as to enhance performance as investments. This may include the role of project manager.
  • Carry out or arrange the rent reviews as set out in the leases. Manage lease expiries, arranging for leases to be renewed, dilapidation claims to be conducted and where voids occur, for new lettings to be secured.
  • Engage professional or technical advice as and when necessary.
  • Maintain and report on property investment schedules of rentals and values.
 
Property investment
  • Work with trustees to develop a strategy for the portfolio and then implement it, whilst keeping it under review.
  • Review property portfolio performance from time to time.
  • Recommend investment sales and purchases as and when considered appropriate.
 
Grant applications
  • Advise trustees upon applications for grants relating to proposed works.
  • Visit, inspect and prepare written reports for the trustees on grant applications in accordance with the charity’s policy on grant making. Recommend to trustees any alternative course of action and of level of grants. Advise as required on payment of grants and on conditions that might be appropriate.
  • Advise trustees on any changing trends of assistance required and of that offered from other bodies.
 
Person Specification
  • MRICS Qualification
  • Ability to procure and project manage construction and refurbishment schemes.
  • Undertaking reactive and planned property maintenance
  • A working knowledge of landlord and tenant legislation.
  • Experience in the procurement of construction works including preparation of tender documentation.
  • Preparation of design and tender drawings and specifications
  • Experience in carrying out various CDM duty holder roles.
  • Experience in preparing and submitting applications for building regulations approval and planning consent.
  • Experience in preparing, serving and settling dilapidations claims.
  • Experience in dealing with Party Wall matters including issuing and responding to notices
  • A sound knowledge of building defects along with the ability to identify or diagnose the causes and recommend appropriate repair and remedial works.
  • The skills and ability to use Auto-Cad (or equivalent).
