Technical Building Manager – London – Up to £58,000 Per Annum

My client is a leading Property Company with a portfolio of commercial & prime commercial buildings. The Technical Multi Building Manager will be responsible for the Technical Services across a large building in central London whilst also supporting an onsite team to ensure that a 5* FM service is being delivered. This role requires someone who is technically strong, has experience with service charge and strong tenant/client communication experience. Previous property experience is essential

Job role

  • Organise and attend Monthly meetings with associated contractors. Monitor, analyse and interpret the correct functioning of plant and systems via the Building Management System or other means.
  • Carry out random checks of critical plant operation. Review Contractors reports and any proposals. Carry out regular audits and inspections of all plant, related areas and equipment. Review contractor’s proposals and switching schedules for electrical shutdown works to ensure optimum level of service to Occupiers and systems.
  • Attend site during shutdowns and essential works as necessary. Attend site as necessary in the event of any emergency work or call out.
  • Compliance with all current legislation and recommended standards. Verify Contractors Risk Assessments are up to date and appropriate to building and maintenance tasks. Ensure Pressure Vessel Written Scheme is up to date. Ensure Contractors Emergency Lighting Log Records up to date. Management of Water Treatment regime ensuring that Water Treatment Manuals are up to date. Manage status of Lift Inspections and report via Lift minutes.
  • Ensure that all statutory inspections are carried out by the due date and manage/monitor progress of actions via external reports spreadsheet attached to appropriate minutes.
  • Provide day-to-day technical and operational support to Building Managers and Occupiers.
  • Support to Building Management with Permit to Work System and check method statements where appropriate. Liaise with Building Management and Occupiers regarding operational and technical matters such as plant shutdowns and work impacting on Occupiers operation.
  • Review Occupier License Applications. Review and comment on drawings, specification and reports submitted by the Occupiers and advise the Landlord accordingly of any impact on base build operations or any technical or lease concerns. Liaise with tenant consultants on any technical or operational revisions.  Monitor tenant fit-out work and liaise as necessary to ensure that work complies with the approved License for Alteration. Carry out random inspection of fit-out works and report, liaise on findings as necessary.
  • Undertake regular audits of maintenance programme. Review call out sheets and investigate as necessary. Review Concept PPM sheets/reports and investigate as necessary. Carry out random inspections of PPM / reactive works completed and in progress.
  • Experience of working within multi-tenanted commercial properties
  • Managing service delivery across the development
  • Dealing with high profile tenants
  • Supporting the setting of annual service charge budgets & monitoring expenditure
  • Liaising with clients and tenants on a daily basis to promote good relationships
  • Experience in procurement and tendering processes
  • Management of an onsite team
  • Checking that all work by staff and contractors has been completed to a high standard
  • Responding quickly and professionally to all issues that arise on site
  • Monitoring performance of contractors on site
  • Liaising with surveyors and senior Facilities managers to promote best in class FM service delivery
  • Assistance on any small project works
  • Completion of audits across site
  • Assisting in the production of reports

Skills Required:

  • Proven track record of working within a commercial environment
  • Good knowledge and experience of Health & Safety management & Project management
  • Time management and project management skills
  • Clear and concise writing skills and the ability to handle long and complex documents
  • Responsibility and ownership of complete engineering and electronic security service delivery
