Leading UK investment firm with over £1bn of assets under management across the commercial and alternative sectors, have just acquired a large UK Residential Portfolio and need an analytical and detail oriented Asset Manager with experience in Affordable Housing to take responsibility for driving value from the new portfolio. The role will include proposing and implementing capex strategies across the portfolio, in addition to analysing the P&L reports and taking ownership for the effective management of the operating partner. This is a strategic and highly rewarding role with a leading investment firm with ambitious plans to grow their presence in this sector. As such, excellent growth is also envisioned for this role.

The Candidate:

The successful candidate will likely come from an affordable housing background with 2-5 years of relevant experience – and will have an interest in both asset management and analysis.

RESPONSIBILITIES

The Asset Manager will be responsible for the management and value creation of this portfolio of residential assets, monitoring and liaising with the operational Tenant to ensure they deliver on their responsibilities and maximise returns. Depending on workload, some additional commercial assets may be included in the responsibilities.

KEY ACCOUNTABILITIES

The Residential Asset Manager will propose and implement a value creation strategy for each asset within his / her portfolio and is responsible for:
 

  • In conjunction with the Tenant/Operator, reviewing/defining the asset strategy, preparing annual business plans, ensuring consistency with the Fund’s strategy, obtaining approval from the Fund(s) or Investment Committee and the follow-on implementation of the action plan
  • Preparing, optimising and monitoring asset budgets (revenues, Opex and Capex) with the property managers and/or asset operators to ensure maximisation of the Net Operating Income
  • Preparing, setting and reviewing the KPIs of the third-party operational managers.
  • Monitoring and providing input for external valuations
  • Monitoring asset KPI’s and contributing to Fund reporting
  • Monitoring operational capex spend
  • Managing tenancy issues, claims and supervising potential law suits with legal advisors
  • Reviewing and implementing the marketing and lettings strategy and reviewing lease negotiations managed by the appointed agents
  • Collecting and analysing all relevant and updated data / documentation at asset level including rent collection, occupancy levels, letting statistics, net operating income etc
  • Proposing asset repositioning. Managing refurbishment programs and coordinating with internal and/or external development experts on larger scale projects.
  • Setting-up and implementing ESG action plans
  • Preparing and managing disposals (data room, valuation, RFP, etc...)
  • Supporting investment underwriting led by the Acquisitions teams and on-boarding new assets
  • Ensuring all Statutory Compliance adhered to by Tenant/Operator

 

COMPETENCIES and ATTRIBUTES

  • A genuine interest in the residential sector
  • The ability to communicate openly and work effectively in a team environment.
  • Educated to degree level in a business or real estate discipline
  • RICS accreditation preferred
  • Proven track record in the Residential sector
  • Experience in an asset & investment management / property company / Investment agent / professional advisory firm in the real estate industry, focusing on Residential
  • Good understanding of legislation and financial techniques related to real estate/residential investments
  • Proven track record/strong understanding of Operating Company structures and Property Management from a costs/revenue perspective
