Investment / Transaction Manager - BTR / PRS Portfolio

Experienced Investment / Transactions Manager sought by a PRS / BTR platform who are very acquisitive, and have an ambitious growth target over the next few years. This is an exciting opportunity for an ambitious real estate professional to join a rapidly growing business. The role involves working on acquisitions from sourcing and appraisal through to execution. The business is focused on building a high-quality portfolio of homes including a significant proportion of new build assets, so the role is particularly focused on the execution side of the acquisitions process including negotiating Heads of Terms in a timely and efficient manner, and progressing deals through to exchange of contracts.

Responsibilities include:

• Sourcing new opportunities to build a scale portfolio of high quality, single family assets
• Leading schemes through the acquisitions process from underwriting, through to negotiating HoTs and exchange
• Building and maintaining relationships with third parties including developers, agents and housebuilders
• Managing multiple schemes at varying stages of the acquisitions process in parallel to a high standard
• Taking responsibility for ensuring a smooth handover of sites to other teams within the business following exchange (e.g. delivery, lettings, property management)
• Providing leadership and guidance to junior members of the Acquisitions team
• Being responsible for the reviewing quality and accuracy of key documents throughout the acquisitions process
• Ensuring all investment committee board packs are completed to a high standard and in lie with internal deadlines
• Maintaining an appropriate level of confidentiality in handling the work of the department
• Working collaboratively across the business applying rigor and challenge
• Carrying out ad hoc projects to ensure the smooth running of the department and to aid the achievement of the Company’s objectives

Key requirements for the role:

• Undergraduate degree (min 2:1) preferred
• Previous experience in a Real Estate Acquisitions position with significant exposure to residential transactions is essential
• Previous experience of transacting on forward fund and forward commit acquisitions is preferred
• The ability to make commercial judgements within the parameters set by investors and other stakeholders
• Excellent Excel skills and experience of deal underwriting
• Be proactive in nature with the ability to manage a large number of priorities in parallel while meeting continuous deadlines
• A keenness to learn and actively participate in a dynamic and constantly adapting environment
• The ability to communicate clearly and concisely both verbally and in written English
• Exceptional organisation skills and attention to detail
• A strong work ethic with the ability to work in a team as well as provide leadership to more junior colleagues
