Senior Property Manager & Valuations Consultant - Bermuda

Our client, a highly regarded and well known property operation in Bermuda is looking to expand. They are looking for a very competent and flexible property professional who is looking for a very varied role and who will embrace wearing multiple hats at times. Ideally,  you will be a qualified Valuer who in addition has worked in property management and understands the wider sector as a whole.

You will need to be self-motivated and highly organised, to be able to work independently or as part of a team. As well as day to day valuation work, we are looking for a strong candidate that can grow valuation revenue, maintain existing relationships and introduce and develop new client relationships. In addition to this,  you will be responsible for day to day property management and looking to grow management revenue, introduce and develop new landlord relationships.

Key responsibilities:

  • Undertake inspections of residential and commercial property where necessary in support of providing valuation advice.
  • Prepare valuation reports for a variety of purposes, including but not limited to secured lending, financial reporting, buying, selling, matrimonial proceedings, estate planning or for tax purposes (including overseas tax matters).
  • Provide updated market commentary reports when required.
  • To help manage and train graduate members of staff that are pursuing the APC.
  • Formulate professional advice and valuation opinion concerning a wide range of property types.
  • Act as an Expert witness in court when necessary.
  • Taking responsibility for a portfolio of properties.
  • Responsible for the planning, development and implementation of property and facilities related policies and procedures to demonstrate sound systems of control, including the maintenance of appropriate records and reporting mechanisms.
  • Take the lead on landlord and tenant relationships across the property portfolio, ensuring compliance with the terms of their leases. This role will also be responsible for maintaining service charge schedules.
  • Manage budgets across the property portfolio in accordance with established financial procedures, ensuring good cost control.
  • Commissioning of external contractors, consultants and suppliers in accordance with the procurement procedures, arranging day to day repairs, booking work orders and staying in contact with all parties until works are completed and all parties are satisfied.
  • Being the main point of contact liaising with contractors, landlords and tenants.
  • Resolving issues quickly and efficiently.
  • Ensure compliance with statutory and regulatory requirements across all premises.
  • Monitoring and chasing of any rent arrears.
  • Completing inspections and property visits.

Requirements:

  • Have a comprehensive knowledge of valuation methodology and possess strong analytical and report writing ability.
  • Capable of formulating professional advice and valuation opinion concerning a wide range of property types.
  • Have a comprehensive understanding of the RICS and legal requirements associated with providing valuation reporting.
  • To ensure customer care is a priority at all times and every effort is made to manage client expectations and deliver against agreed deadlines.
  • Be capable of working well both independently and within a small team.
  • Expected to have strong inter-personal skills and the capability to develop client relationships and engage in business development events, as appropriate.
  • Organised and systematic - able to prioritise workload.
  • Customer-focused with commitment to maintaining excellent service standards at all times.
  • Ability to conform to specified processes and routines in a fast paced environment.
  • Proactive with good time-management and ability to multi task.
  • The ability to work under pressure and to deadlines.
  • Significant experience of property/estate management across a multi-site portfolio. Commercial and condominium association experience would be an asset.
  • Relevant property management qualification. Evidence of continuous professional development.
  • Experience of financial and budgetary management.
  • Proven track record in contract management, delivering best value and best practice results.
  • Organised and systematic - able to prioritise workload.
  • Customer-focused with commitment to maintaining excellent service standards at all times.
  • Ability to conform to specified processes and routines in a fast paced environment.
  • Proactive with good time-management and ability to multi task.
  • A strong problem solver.
  • Proven track record in resolution of day to day management issues and in building strong client relationships.
  • Strong IT skills with a good working knowledge of Microsoft Outlook, Word, Excel, PowerPoint and property management software.

Qualifications/Experience:

  • Candidates should be a Chartered Surveyor and also RICS Registered Valuer/eligible for VRS.
  • You will ideally have 5-10 years post qualification experience (all levels of post qualification experience will be considered) and happy and excited to be relocating aboard

Package: Up to $120,000 plus benefits and relocation
