Job Details
Hands on Asset Management role working for an acquisitive UK focused Investment and Asset Manager. They have a nationwide commercial office portfolio worth circa £650M, but growing fast, and the head of the team needs additional support as they continue to expand. The portfolio is weighted towards secondary and tertiary multi-lets, and they are experts at driving value from assets from the bottom up. This is a lean team, so the successful candidate will benefit from hands-on exposure and experience straight away. This is a great opportunity to join a small team running an already substantial portfolio which is intended to grow further.
You will be working directly for the Head of Asset Management and will quickly become involved in all areas of Asset Management initiatives within the occupied portfolio, including management of risks around existing tenancies, and then reletting/alternative uses on vacated sites. Their ideal candidate must be MRICS, with 0 – 3 years PQE and will most likely come from an advisory side firm, with a strong passion for moving into Asset Management. Preferred backgrounds include Commercial Valuation and / or Commercial Landlord side Agency with some Property Management and / or L&T. They would also look at clientside Asset Managers who want to join a small and busy team. Their portfolio is very geographically diverse and ideally they would like someone with regional experience as opposed to being solely London focused. Candidates need to understand how to really drive value from a portfolio, from the bottom up and take an asset by asset approach. The role will involve driving lettings campaigns, negotiating and re-gearing leases, liaising closely with tenants, implementing and delivering refurbishment projects and also working both autonomously and as part of an integrated team. They offer a fun and fast paced environment, and quite a lot of responsibility from an early stage in your career as you’ll be given your own portfolio to look after.
Role
- Plan and deliver asset level strategies, working with the in-house team and external advisors
- Coordination of leasing, lease re-gears and rent review
- Actively manage external property managers to ensure pro-active tenant liaison, regular reporting, and progress of active matters on the portfolio
- Engage directly with tenants as required in a positive and proactive manner
- Actively manage external advisors, including agents and lawyers, on specific projects
- Be involved in planning/management of CAPEX/refurbishment schemes and development projects should properties be vacated
- Undertake regular reporting as required, including reviews of occupier strategy and impact on the asset management plans
- Assist the investment team on due diligence for new acquisitions as required.
- Get exposure to valuation and funding activities (both periodically and transaction linked)
- Assist generally on all other matters relating to the portfolio
Requirements
- MRICS qualified with likely 6 months to - 3 years PQE
- This might include time in valuation, management, landlord and tenant, agency, or development – but must have a keen desire to bring those skills and move to apply them into a varied AM role
- Working knowledge of transactions/due diligence and the key drivers of property value/valuation
- Regional experience (outside London and SE) would be a strong advantage
- Experience of working with public sector tenants would be an advantage
