We’re currently working with an International Owner, Developer and Asset Manager of retail led, mixed use assets. They are now seeking an experienced Retail focused Asset Manager to work on a number of prestigious City Centre schemes. The portfolio is unique, with a diverse and exciting tenant mix which includes well-known brands as well as lots of Independents and Boutiques. They have lots of F&B within the portfolio as well as shops. You’ll be given your own portfolio to manage, and your role will be to work alongside a Senior Asset Manager to identify and execute Value Add initiatives in accordance with Asset Business plans, as well as having a strong focus on curating, enhancing and optimizing the right combination of brands and leisure/F&B in multi-let environments, in the context of current and future market trends.

Role

  • Identifying, evaluating, negotiating and executing Value-Add Asset Management initiatives in accordance with the Fund requirements and Asset Business Plan.
  • Accountable for allocated new lease negotiations/extensions/variations/rent adjustments and obtaining the relevant approvals.
  • Curating, enhancing and optimizing the right combination of brands and leisure/F&B in multi-let environments, in the context of current and future market trends
  • Instructing and coordinating with all relevant internal and external personnel and being the deal lead to complete each deal. To determine who is best placed to execute each legal contract depending upon existing capacity and capabilities in-house.
  • Ensuring negotiations hierarchy and protection measures in case of turnover leases, ensuring explanation of cost/benefits and effect on valuation.
  • Approving the property management strategies for repairs and maintenance
  • Working with a project lead on vacant possession strategies to facilitate development
  • Agree key milestones and agree/approve the design team and secure budget for project feasibility studies, analyse and present to the Fund for approval using key metrics

 

 Requirements

  • MRICS qualified or equivalent professional experience ideally gained in a property company or retail business
  • At least 1 - 4 years relevant market experience
  • Property asset management experience, ideally across both High Street and Shopping centre assets
  • Network of relationships across Retail, F & B and leisure sectors.
  • Proven asset management skills – experience in rent reviews, lease renewals, lease re-gears and delivering value accretive asset management opportunities
  • Experience in identifying opportunities to add value and executing on transactions to deliver against targets of asset financial outperformance
  • Awareness of occupier needs and market trends
  • Numerically astute with an analytical approach
  • Strong interpersonal, communication and presentation skills
