Overview:

A leading mixed-use property developer has need to hire a Retail Asset Manager to oversee a portfolio of 500,000 sq ft of space with more coming through the development pipeline.

Job Purpose:

The purpose of the Retail Asset Manager is to focus on both long-term, pop up and meantime uses to establish the area as a new retail and leisure neighbourhood and shopping and dining destination. Responsibilities include ongoing asset management of the estate and support the Head of Retail Leasing and Asset Management within retail leasing all retail and commercial estate duties.



Key Accountabilities:

  • Assisting with the sourcing, negotiation and delivery of vibrant and independent operators to the area, within the framework of the agreed overarching retail leasing strategy. This aspect will involve working with locally based entrepreneurs to introduce them to opportunities on the estate, constructing commercially sustainable deals with them, and support them in new ventures.
  • Responsible for maximising revenue and occupancy of temporary spaces and sundry legacy properties whilst liaising with Development and Project Managers to maintain development flexibility;
  • Support the other teams with the commercial requirements for development of tools and processes to provide timely reporting on the estate commercial performance.
  • Supporting the Asset & Leasing team with delivery and project management of retail, leisure and other commercial assets across the estate with appropriate tracking of leasing status and approvals.
  • Support Property Management teams in the creation and administration of annual business plans, service charge models and budgets, business rates management, and ensuring operating costs are managed.
  • Support Asset, Estate and Property Management teams with tenant management issues to ensure tenants' trading performance is optimised and occupational satisfaction are constantly improved and a healthy commercial relationship for the benefit of occupiers and owners is nurtured;



General Accountabilities:

  • Undertake additional relevant duties which fall under the general scope of the role, as directed by your Manager, raising any issues with capacity so they can be properly managed.
  • Participate in the full year and half year Performance Development Review process as reviewer and reviewee, meeting the standards and timescales required by the Company.
  • At all times ensure that your understanding and skill level regarding the Company's IT systems are up to date, as applicable to your role. Undertake IT training as required to ensure full and proper use of the available technology.
  • Demonstrate commitment to and align actions with the Company's values: Creative, People-First, Pioneering, Sustainable and Proud.
  • Work within the Company's policies and procedures, governance framework and standards, as detailed on the Company's intranet.
  • Remain knowledgeable about Group activities, benefiting from all forms of internal communication provided and acting as a positive ambassador for the Company at all times.
  • Use materials and resources effectively and efficiently to minimise waste and always consider the impact of potential actions alongside our Sustainability policies and goals before taking business decisions.



Qualifications/Experience/Skills:

  • Ideally MRICS
  • Degree qualification;
  • Preferably experience in working with smaller retail & leisure businesses
  • Experience on leasing retail and commercial spaces, short term pop-up, meanwhile or commercialisation spaces;
  • Knowledge of relevant legislation for commercial leases
  • Experience of working with service charge for commercial property;
  • Understand of the development process;
  • IT literate with intermediate to advanced Excel skills;
  • Excellent communication and negotiation skills;
