Our client was established in 1991 as a 50/50 joint venture delivering high-quality commercial offices and laboratories for science and technology-based companies. The joint venture has developed over 450,000 sq ft of net lettable space and the Park is now home to more than 2,400 people and over 60 businesses, ranging from start-ups to major international companies. Our clients have a long-term strategic investment, with ambitious plans to create an additional 500,000 sqft of office and laboratory space on the remaining site over the next 10 years. The change in control has created an outstanding opportunity for an ambitious Development Manager.
The successful candidate will bring a solid, technical but highly commercial knowledge of development, coupled with a strong understanding of planning legislation and experience of liaison with local authorities to this complex development. The purpose of this hands-on executive level position is to take lead responsibility for the delivery of all aspects of the scheme.   Using a focused and results-oriented style, in line with the objectives of the Company, the Development Manager will provide leadership by example, management and vision necessary to ensure the Company has the proper operational controls, administrative and reporting procedures and people systems in place to ensure successful delivery of the ambitious development plan. 
You will be working in close partnership with the Chief Executive to successfully lead the development and value creation of the UK’s leading Science Park.
  • Review development appraisals/liaise with financial modeler to ensure target commercial parameters are met and assist in managing inputs into the financial model.
  • Produce and oversee the project implementation strategy, including uplift/betterment strategy.
  • Assist estates team to produce the estate management and service charge strategy, including managing relevant consultants and inputs.
  • Coordinate relevant due diligence preparation.
  • Work closely with the MD to produce the master development programme. Oversight and management of internal and external project development teams to ensure the highest professional services and results of project development and execution.
  • Management of all corporate executive requirements to assure compliance with our clients operational standards.
  • Lead and direct the activities of the development team of professionals and specialists in development to ensure timely completion of projects within budgetary guidelines.
  • Manage development appraisals and supervise the production of financial models to ensure the inputs are accurate and the outputs reliable.
  • Be proactive, identifying and exploring means to introduce additional value, as well as value engineer.
 
Critical responsibility for project performance
 
  • Working through internal and external professionals, the Executive must consistently ensure that deadlines are fully met, that projects are driven and completed according to the schedule adopted for the project, and that they are delivered on or under budget.
  • The Executive must take the lead in ensuring quality control to maximise value.
 
Project reporting
 
  • Lead in the preparation of Business Plans and on-going measurements related to the implementation and adjustments to Business Plans, as needed and directed.
  • Lead in the preparation of reports and documents to various committees and investors, reporting critical issues to ensure Business Plans are effectively and properly implemented.
 
Qualifications
 
  • Ideally Masters and or MRICS.
 
Experience
 
  • The candidate must demonstrate a deep understanding of the full development lifecycle.
  • 10-20 years proven development experience working for a developer or investor ideally with science park, laboratory, or business park experience.
  • Proven experience of successfully leading the design and delivery of substantial buildings.
  • Ideally has experience of delivering buildings within the context of a wider masterplan.
  • A numerate strategic thinker, with strong understanding of development appraisals.
  • Strong verbal and written communication skills able to manage productive internal & external relationships.
  • Detailed understanding of property legals including leases and agreements for lease, joint ventures and build contracts.
  • Strong academic background and an appropriate professional degree or relevant qualification.
  • Expertise to work within a large project team in complex environments.
  • Ability to organise and clearly communicate complex issues with clear and insightful recommendations.
  • Is a strong team player and has proven technical, communication and negotiation skills.
