Job Title: Estate Manager, Senior Surveyor/ Associate Director
Location: Various/Flexible
Role Purpose
Manages the Property Estate of the client to achieve business objectives whilst maintaining the properties in accordance with contractual and statutory requirements, minimising property related costs, maximising any sub-let income and protecting the legal and reputational position of the company. Enhances customer experience by ensuring that the branch and office Estate of the client is maintained and run effectively to facilitate unhindered operation.
Key Responsibilities
• Demonstrates the client behaviours whilst carrying out all aspects of role
• Manages self and team to ensure adherence to the client risk and compliance policies and relevant external regulatory frameworks
• Leads the development and delivery of business plans, providing insightful information, guidance and advice, enabling business areas to assess the downstream implications linked to their decisions
• Initiates, leads and delivers agreed programmes to achieve continuous improvement
• Engages with key property suppliers to ensure the client benefit from specific property expertise.
• Accountable for day to day performance of external supplier of Estate Management services and related KPI's to manage performance and provide recommendations to Senior Manager
• Accountable for performance of external supplier of Transaction Management services through management and recommendation of all rent reviews, lease renewals, disposals, acquisitions and dilapidations settlements for branch and office portfolios within a defined area
• Accountable via external supplier for verifying and first approval of property estate annual outgoings whilst ensuring that policies and processes are adhered to or amended as required by external supplier
• Engages with a diverse group of stakeholders, internal and external, to influence property strategy and delivery
• Provide regular status reporting & recommend options for contingency plans.
Person Specification/Requirements
• Qualified as a Chartered Surveyor (The Royal Institution of Chartered Surveyors) possessing specialist training and knowledge principally in the area of Landlord and Tenant Law and Valuation of property
• Well-rounded understanding of Commercial Property Law and Valuation principles is required, with the role holder typically requiring 2 years of post-qualification experience working within the retail property sector across the UK to provide market and location specific knowledge required to undertake the role. Experience
• Proven ability to execute a property strategy
• Strong communication skills are essential to provide the required level of detail and justification for all property recommendations to the senior managers and bank executives
• Widespread stakeholder engagement is required to successfully undertake the role given that property occupation affects all parts of the business either directly or indirectly
• Negotiation skills to manage financial and commercial negotiations with landlords and tenants
