Joining a global investment management Alternative firm who are Impact investors and invest with the explicit intention of generating positive and measurable social and environmental outcomes.

They are seeking to hire an Asset Manager for their pan-European social infrastructure impact fund role. Which has a dual role of maximising financial returns and implementing impact initiatives of the assets in the portfolio.

It very much a private equity style asset management role, managing the external property and asset managers, leasing and investment agents, solicitors etc.) to drive asset performance.

Setting strategy and business plans. You will also be involved in transactions with input into Investment decisions etc to drive impact initiatives.

What are the ongoing responsibilities of the Asset Manager?

Financial development:

 

  • Participate in the asset management of our pan-European portfolio, working closely with the team and with external service providers (property and asset managers, leasing and investment agents, solicitors etc.) to drive asset performance
  • Prepare asset level business plans and keep updated on a quarterly basis
  • Maximise operating performance, including minimising operating costs for responsible assets
  • Monitor investment performance through the review of property financial and operating statements and actual vs budget operating statements
  • Support the investment team in the asset acquisitions process, including underwriting and technical/impact due diligence by identifying asset specific impact initiatives
  • Make recommendations for asset management initiatives to be implemented, such as lease regears, refurbishment projects etc supported by an economic and or impact analysis 
  • Engage and assist platform CFO and team with ad hoc inquiries, quarterly reporting, invoice management, quarterly capital expenditure requirements and more.

Impact development:

 

  • Working alongside the impact team to formulate an impact focused business plan for each of the assets.  Drive the implementation of the impact goals throughout the hold period of the assets, developing best practice, procedures and systems to scale implementation and then project manage, monitor and report on progress.
  • Develop a network of external advisors to assist in the implementation of projects and setting best practice policies.
  • Coordinate the execution of various environmental improvements to existing and new properties through refurbishment, redevelopment or expansion. Identifying technologies or systems to improve the environmental performance of each building and work towards net carbon zero of the portfolio.
  • Work with local stakeholders to identify ways to improve the social or community value of each asset. The candidate will need to justify how these initiatives create long-term value (directly or indirectly) for investors through improving social license, improving the quality of operations, driving revenue for tenants, or building trust in communities.  
  • Assist the impact team in the reporting of key performance indicators (KPI’s) for all assets. To assist with impact scoring and reporting as well as delivering on requirements for external assessments such as the annual Global Real Estate Sustainability Benchmark (GRESB).  

General Asset Management:

 

  • Attend weekly team calls, external conferences and learning events related to social infrastructure and impact investment and share knowledge internally
  • Work closely with the asset management and impact team in a collaborative environment keeping them informed of significant asset and portfolio events
  • Assist in property valuation process and in preparing internal and external reports and presentations

What qualifications, skills and experience would help someone to be successful?

 

  • Strong academic background
  • Experience of direct real estate in an asset management role
  • Good knowledge of and interest in sustainable investing and implementation
  • Highly numerate with excellent analytical skills
  • Strong written and verbal communications skills with excellent attention to detail and commitment to excellence
  • Ability to present findings in a logical and engaging manner to the wider team
  • Fluency in English essential, ideally with another European language
  • Proficiency in MS Office applications
  • Self-motivated with the ability to work both independently and as part of a team
  • High degree of intellectual honesty and integrity with energy, drive and determination
  • Ability to periodically travel to assets within Europe.
  • Ability to track progress of multiple projects simultaneously and work with multiple stakeholders
