As Land Director you will be responsible for the identification and acquisition of sites to be redeveloped into new build care homes. You will have responsibility for a regional area and be tasked with acquiring a number of sites per annum to achieve the companies business plan. You will have an existing network of contacts, and continuously build this network to give yourself the best possible chance of identifying potential sites. Whilst you will mostly be mobile within your patch, you will also have the option to work remotely from the business HQ, or at a serviced office, where you will have all the business tools and support to undertake your. The main aspect of the job is to work your network to identify sites that fit the company site profile (1-2 acres), then undertake due diligence to determine suitability and route to purchase (go and physically see the site, competitor analysis, understand locality/demand, planning, technical constraints, vendor aspirations) and present your findings to the Group Land Director. A decision will be then made to run further checks, and if the site remains viable, present your findings for approval to submit offers. Key to your success, will be the ability to maintain a healthy pipeline of potential sites at various stages that will feed the business and subsequent target achievement.

The business is targeting to increase the delivery of new developments by a third, and as part of this expansion plan now seeks to appoint a number of Land Directors to identify the land required to do so. The business has internal resource in the field of planning, design, technical, commercial and construction delivery and makes decisions quickly to enable transactions to be progressed in an efficient and rewarding manner.
