As we close in on the end of the calendar year we are very excited to have been instructed exclusively by one of the UK’s biggest landlords for the recruitment of an Life Cycle Investment Manager.
This exciting role is to manage the life cycle risk on two of our clients existing contracts as to maximise financial returns to the shareholders.  This role is really interesting as we believe the background of the individual may come from a range of property backgrounds from facilities management to building surveying to engineering to project manager.  The role involves, working with other teams within the business, to update life cycle plans for the duration of the contract periods to enable effective business planning.  
 
Life cycle risk management
You will review and amend as necessary, existing life cycle plans based on inputs on performance and condition of assets from our clients service delivery teams, service partners and any appointed technical consultants. Discuss and agree any necessary changes to life cycle plans including the need to introduce works resulting from unforeseen defects/failures. Reconciling proposed life cycle plans against business plan budgets and reporting to the business.  Challenging performance of service partners to maintain assets in accordance with their obligations.
You will prepare and issue annual, five year and residual life cycle plans as required by the contracts, together with any required change reports. Programme managing annual programmes of life cycle works and reporting on progress. 
In this post you will set appropriate cost budgets against life cycle projects and managing annual life cycle budgets on both the two key contracts, directing preferred procurement strategies on life cycle projects.
Having a good understanding of the life cycle and performance requirements of both building components and mechanical and electrical assets you will also understand the economic life of assets and the inter-action with planned and reactive maintenance.  Assimilating contractual requirements against actual building condition.
Preparing cash flows for business planning including recognising planned spend, historic cash carry over, actual costs incurred and payment lag.
Organising internal approval of life cycle projects, maintain cash forecasts for financial year and reporting periodically to the Board.
 
Personal attributes
Good commercial acumen.
Good technical knowledge of both building fabric and services and understanding of economic life.
Understanding facilities management platforms, maintenance (planned/reactive) and the interaction with life cycle planning.
Experience in PFI contractual management and/or dilapidations is an advantage.
Ability to articulate contractual positions and manage complex negotiations.
Client management skills.
Good report writing.
Good presentation skills with an ability to think both strategically and tactically.
Ability to use Excel to a good standard.
