Senior Asset Manager - Central London

Our client, one of the UK's leading residential and mix use developers is looking to hire an Asset Manager in a senior capacity. Having delivered some incredible developments over the last 3 years and with a massive forward pipeline and partnerships with various occupiers, the business is going from strength to strength.

Role and responsibilities:

  • Managing all managing agents across Freehold portfolio; quarterly meetings, formal reporting, escalating issues where necessary, reviewing and setting SLA’s & KPI’s
  • Management of the buildings insurance portfolio; claims, renewals, additions to portfolio, removals
  • Freehold sale involvement, management of enquiries, liaising with solicitors
  • Appointing managing agents for new developments: managing service charge preparation in line with sales targets
  • Setting Client briefs for new developments, asset management reviews, design for management
  • Mobilisation and set up of new developments on site, understanding mechanical and electrical systems, car systems, lining up the relevant contracts, managing agents, site meetings running up to 6 month pre completion, concierge employment, management agreement set ups and reviews
  • Board reporting, weekly & monthly (defects, estate management, insurance, arrears)
  • Process management between departments of the business, sales, construction, design
  • Managing lessons learnt sessions with construction interface for new sites moving forward
  • High level management of defects across the portfolio, working with construction team and customer care
  • Day to day working alongside customer care on any communal defects
  • Management of latent defects alongside construction team
  • Leaseholder management and resident liaison where necessary
  • Management of legal matters with leaseholders 
  • Approval of all invoices within the department
  • Management of the rental portfolio 
  • Reviewing all new and existing tenancy agreements within the rental portfolio, agreement on the agent fees, renewal fees
  • Appointment of letting agents for tenancy appointments
  • Lease reviews
  • Ground rent arrears management
  • Commercial portfolio management; lease reviews, licence to alters
  • Managing business rates across commercial portfolio
  • Utility management of residential portfolio, commercial portfolio and head office supplies
  • Management of property guardians when in occupation, placing them, managing contract.
  • Health and safety compliance reviews and management across full property portfolio
  • O&M review and drafting on sites pre completion
  • Home user guide drafting and sign off
  • Liaison with social housing landlord pre completion meetings (monthly)
  • Management of the office cleaner rota, including sales and marketing suites and show homes
  • Void/ unsold unit management, including maintenance upkeep and insurances
  • Escalation point for any complaints throughout the property portfolio

Requirements:

  • 5 years minimum experience in a similar role
  • Extensive knowledge of property and asset management, in particular residential
  • Comfortable reporting directly into the board as and when needed
  • Happy to work in a varied role covering a wide variety of stock
