ABOUT THE ROLE

As result of recent business growth, our client is looking to hire a Development manager to join the property, facilities and asset management team. You will be responsible for the management of a diverse commercial property portfolio located in Central London and the UK. The role will require regular and direct communication with the investment and asset management team.

DUTIES AND RESPONSIBILITIES

With a growing portfolio of prime commercial real estate, many of which require significant CAPEX over the coming 12-24 months, the team is looking to recruit a talented and 'hands-on' DM to take full responsibility for the delivery of these projects.

Working closely with the investment management and asset management teams, the role will include executing all matters relating to CAT A and CAT B fit-outs, general common area upgrades and asset re-positioning including dilapidations, concept development, client liaison and cost forecasting/management and technical specifications.

Other Responsibilities

The role will include, but is not limited to, the following:

  • Development management of small to mid-sizerefurb projects. This will include:
    • Running feasibility studies
    • Choosing the best construction approach
    • Writing project briefs
    • Professional team appointments
    • Management of the professional team through RIBA Stages 1-4
    • Management of the tender process
    • Contract negotiations
    • Management of the construction team and construction process
    • Reporting to the rest of the team and external clients/partners
  • Running feasibility studies for new projects to determine the most profitable business plan
  • Assisting the rest of the team with refurb/capex assumptions for new projects
  • Undertaking and analysing technical due diligence around a new deal
  • Reporting to clients and partners
  • Liaising with various stakeholders including contractors, leasing agents, solicitors and other consultants.
  • Interest in working as part of a growing team and business to deliver a proactive and forward-thinking property management service.
  • Provide support and assistance to the asset management team.
  • Deliver additional services and drive additional fee generation where possible.
  • Other ad hoc duties as and when required.

QUALIFICATIONS AND EXPERIENCE

  • Professional qualification (RICS, CIOB or equivalent) *Ideal*
  • Project Management/Contract Administration experience of CAT A & Cat B refurbishment, specifically with experience of refurbishment and reconfiguration of existing building stock.
  • Experience in building contract procurement and management, building construction and defect identification/resolution.
  • Dilapidations experience.
  • Experience in a similar role within the commercial real estate sector.
  • Able to work autonomously & self-motivated.
  • Ideally, prepared to travel as necessary to service the UK wide portfolio.
  • Excellent written and communication skills with ability to swiftly build gravitas amongst occupiers & stakeholders.
  • Positive attitude, true team player with a 'can do' approach.
