As the senior lead of the UK Corporate Real Estate team, the Head of Workplace Operations is a key position responsible for leading the successful delivery of project and facilities management services to the UK real estate portfolio comprising of approximately 500,000 square feet of high-quality offices in over thirty locations.
Reporting to the Director of Corporate Real Estate (UK, Europe and Africa), the successful candidate will actively contribute to the development of the group’s UK workplace strategy. The right individual will have proven experience in general estates management within a large private organisation with particular expertise in project management of corporate office refurbishment programmes. You will facilitate a close relationship between the CRE project team and FM team to deliver optimal performance, alongside partnering functions such as IT, Procurement, Finance and PCS.
The postholder will also be expected to manage the commercial negotiations of typical real estate transactions (lease renewals, acquisitions, disposals, dilapidations) and be accountable for monitoring the legal compliance of all properties across the estate. Although the role is predominantly related to the UK estate, the successful candidate will be expected to contribute to various international workplace initiatives from time to time, deputising for the Director of CRE as required.
The right person needs to be dedicated and passionate with an eye for detail and above all they will be totally committed to the role, portfolio, and the people in the business. You will be a natural leader with high levels of EQ and will most likely be working in a similar role. This could be within a range of different sectors including corporate end users, engineering/property firms or FM service providers.
You will develop and implement management policies and processes as required to ensure all CRE projects are delivered to a high standard of operational efficiency. Working in partnership with the UK procurement team you will ensure all sourcing strategies are deployed to procure products and services at market rates ensuring best value for the business, alongside communicating regularly with subject matter experts to support all CRE project requirements.
You will engage with business units to gain a thorough understanding of their specific workplace requirements and develop an effective sourcing strategy for the delivery of FM services across the UK estate ensuring best value. You will develop and implement management policies and processes as required to ensure all FM services are delivered to a high standard of operational efficiency. Working closely with the Head of Performance you will monitor the financial performance of maintaining and operating the UK estate. Other key duties will include rolling out a 5-year capital investment programme and establishing a roadmap of future real estate related projects.
As directed by the Director of Corporate Real Estate (UK, Europe and Africa), you will be expected to manage the commercial negotiations of typical real estate transactions (e.g. lease renewals, acquisitions, disposals, dilapidations). You will be accountable for monitoring and reporting the legal compliance of properties across the estate and will develop systems, reporting protocols and contractual relationships with supply chain to track statutory compliance and risk exposure.
Education, experience and skills:
- Degree in CRE management related field Membership of a relevant professional industry body (e.g. MRICS, MCIBSE) Experience of directly managing large corporate refurbishment programmes > 50,000 sq.ft. Experience of managing commercial property negotiations / transactions within a large private organisation. Working knowledge of JCT suite of contracts. Detailed knowledge of CRE management industry best practices / market trends. Analytical and financial skills necessary to develop and comprehend strategic plans and budgets. Proficient with MS Word, MS Excel, MS PowerPoint Strong communication skills, both written and oral. Valid driver's licence
The position can be based in one of several offices throughout the UK but there will be a reasonable amount of national travel involved.
