PSD are currently retained to recruit a Head of Maintenance for Mid Counties Co-op.

They are a unique multi-sector group operating in Food, Childcare, Travel, Post Office, Healthcare and Utilities, meaning you will get a breadth of experience in a collaborative and fast-moving organisation. No two days will ever be the same! The Head office is in Warwick – Hybrid role with travel required.

What you’ll be doing:

  • A primary function of the role is to protect the built asset and ensure that the asset value of the estate is developed or maintained. This will require you to develop a plan for each property highlighting future expenditure. This will allow the Society to benefit from a staged and planned repair programme and ensure the works are full tendered and best value achieved.
  • To review central contracts across a variety of categories, to identify and recommend where efficiencies can be achieved. Work with the Procurement Team on contract negotiations and support on implementation when required.
  • Work alongside and support the operational team in controlling and managing the day-to-day repair and maintenance budget in line with period and annual expenditure requirements budgets.
  • As the main property interface with the trading business, the provision of excellent customer service will underpin and reinforce the added value the property department will provide to the Society.
  • There will be a requirement to carry out an audit function which will contain measurement of contractor’s performance, quality of completed maintenance and overall audit review.
  • Ensure central compliance programme is supported in line with current legislation and compliance requests.
  • Using agreed KPIs to effectively manage and measure the performance of consultants, contractors, and suppliers. Provide detailed reports as required on activity and performance to ensure continued high levels of quality of finish, value for money and delivery within programme.
  • Ensure that skills, knowledge and understanding of developments within the industry and the technical aspects of a Maintenance & Minor Works Manager role are kept current and up to date.
  • Ensure the maintenance cost centre and budget is achieved and managed responsibly.

About You:

  • Member of the Royal Institute of Chartered Surveyors / CIOB, HND, Degree or other relevant construction or surveying qualification, or equivalent.
  • Able to build strong relationships with all stakeholders, including at executive level, with courage to challenge appropriately and champion new ideas.
  • Significant experience of working within the property and construction industry together with experience of managing multiple projects and multiple sites.
  • Strong familiarity of writing technical specifications, contract tenders and briefing documents, handovers and performance reviews and the management of snagging.
  • Up-to-date knowledge of the statutory legislation governing the building industry and legislation within the retail and childcare nursery settings.
  • Knowledge of various procurement methods and their suitable application coupled with understanding of how budgets are constructed and managed.

You will possess a commercial approach, excellent communication, and negotiation skills.

  • Main Contracting (includes Main Contracting & 2012 Olympics).
