An exciting new opportunity has arisen for a residential block manager to join a leading specialist property consultancy based in Central London. The role on offer will be is offering a competitive salary of up to £38k in addition to a car allowance and other benefits.

Successful candidates will be working within the investment management arm of the firm within the residential property management team.

Responsibilities:

  • Assist in the management of predominantly high-end residential properties cost-effectively and in accordance with legislation and good working practices.
  • The ability to communicate with clients and other stakeholders at all levels. Tenant liaison - answering tenant queries, processing applications and correspondence.
  • Maintenance of data including tenancy schedules, central contact information, etc.
  • Preparation and monitoring of budgets for service charges, non-recoverable and capital expenditure.
  • Experience using accounting software and responsibility approving invoices/credits and other financial reports.
  • Joint responsibility with credit controllers in delivering pre-agreed collection rates for rent, service charges and other monies.
  • Resolving disputes, recommending debt recovery action and pursuing collection.
  • Supervision of building managers and onsite staff. Building inspections and identifying maintenance requirements.
  • Liaising with the Facilities Managers to ensure that all Health & Safety legislation is complied with including annual Health & Safety Audits, Fire Risk Assessments, Asbestos Surveys, etc.
  • Instructing and consulting with the client’s external agents including solicitors, planning consultants, building surveyors, valuers, etc.

Skills Required:

  • A strong team player with the ability to work unassisted
  • Strong attention to detail and the able to prioritize in a fast-paced environment
  • Excellent interpersonal, written and verbal communication skills
  • Strong client interfacing and tenant liaison skills  
  • Knowledge and experience of residential legislation including s.20 matters.
  • Working knowledge of Microsoft Office - Word, Excel and Outlook
