A key part of SK Real Estate’s success has been in representing tenants and landlords in assessing defects in accordance with Section 11 of The Landlord and Tenant Act, where they represent a number of local authority and housing associations.
You will take the lead on property surveys for building defects and legal disrepair and provide detailed technical reports and technical specifications and manage the associated contract works.
Liaising with solicitors, expert witnesses, and surveyors.
Along with utilising your surveying skills, you will work closely with a team of professionals and will adopt a similar, methodical approach.
You will be able to work on your own initiative and be a highly effective communicator, both verbally and in your written work.
You will manage the process to ensure customers’ homes are safe and secure in line with decent homes standards and mitigate any risks associated with HHSRS (Housing Health and Safety Rating System) and the Fit For Human Habitation Bill.
The role is responsible for the project management of dealing with and resolving all disrepair claims and potential claims, casework, litigation claims, liaising with Legal partners, claimants, and contractors to resolve cases. The Disrepair Surveyor will have a wide range of skills including building and property surveying, project management, ability to juggle a varied workload, attention to detail and budgetary control.
Preparation of Scott Schedules and specification
A knowledge of all aspects of the building construction and maintenance industry including contractual matters, legislation, inspection and surveying of domestic property and the diagnosis and remedy of building defects.
Working knowledge of standard forms of building contract and procurement methods available
Compilation of legal documentation including expert witness evidence and reports
Strong negotiating skills
