As a Surveyor in the accommodation strategy team your role is to assist the senior surveyor to create and implement effective and efficient Estates Strategies to support operational delivery. Effective property review and liaison with stakeholders to assess the current and future accommodation requirements is fundamental, together with a track record of effective lease & property management of office and industrial properties, asset rationalisation and restructuring to maximise efficiency and operational benefit.
We are seeking an experienced Chartered Surveyor or a candidate working towards becoming qualified with a demonstrable track record of successful asset management and restructure within large portfolios.
The role will be based in ether York, Stratford or Derby with travel throughout the Region.
Key Accountabilities –
1. Stakeholder Management – To deliver a range of professional property services for a client group including (but not exclusive to) : acquisition, compensation claims, leases, surrenders, complex lettings, sale and temporary use of operational land. Be responsive to the needs of the business in delivering a range of property services.
2. Operating Environment – Take responsibility for managing projects and programmes to an agreed budget. Manage portfolio to property service to maximum efficiency, delivering business objectives in terms of cost savings, income generation, asset management.
3. Resource Management – To develop and maintain close and effective working relationships with internal colleagues to enable efficient and effective delivery.
4. Service – To deliver a professional service to all internal clients and external customers, outperforming service targets, and develop strong working relationships with all key stakeholders. Instruct and manage relationships with external agents and solicitors to deliver optimum value commercial agreements.
5. Leadership – To provide the business with technical leadership on the range of property issues.
6. Strategy and process – To identify and implement changes required to support delivery of Property Services overall strategy. Support the development and implementation of effective office, depot and access point property strategies. Assist in the delivery of the strategy for the client group.
7. Safety – to implement property solutions in support of delivery of a safe working environment and a safe rail system.
8. Sustainability – to make sustainability a key element of all activities being delivered .
9. Financial – to increase Property's contribution to the cost of the company's rail operations specifically through delivery of the client requirement and also through identifying opportunities for implementation in other parts of the Property function and wider company. Identify and exploit opportunities for cost savings, income generation and capital growth.
10. Knowledge Sharing – Seek to share best practice and learnings across the team for the benefit for NR and Property.
11. Authority / Decision Making – Take responsibility for providing property solutions, and a range of property transactions including (but not exclusively) acquisitions, leases, surrenders, re-grants to maximise benefit to Network Rail on land utilisation issues.
12. Project / Programme Management – Provide the client group and colleagues with consistent and professional advice in determining the most effective approach to project property requirements.
