Land Director - Central London

Our client, a highly regarded and award winning international property developer and consultancy with more than five decades of success under their belt is looking to hire an experienced, and seasoned Land specialist as they expand into the UK residential market.

They are looking for someone who knows the land acquisitions landscape in the UK but London in particular, someone who is well connected and understands the planning legislation from borough to borough. You will be reporting directly into the board, with one member in the UK and the rest overseas, being comfortable with that is important.

Responsibilities:

  • Project Expansion: Responsible for land acquisition for real estate development within the UK (London) area. This includes, but is not limited to, searching for, expanding, and inspecting projects through various methods such as cooperation, mergers and acquisitions, and bidding; conducting business negotiations and risk assessments; and meeting the land reserve requirements for the designated area.
  • Due Diligence: Responsible for due diligence and feasibility analysis of investment projects in the UK (London). This includes assessing market conditions, investment environment, calculating project returns, and drafting various contract documents.
  • Investment Research: Conduct feasibility studies, investment analysis, and land investment analysis for projects in the UK (London).
  • Relationship Expansion and Maintenance: Expand and maintain relationships with landowners, government bodies, and institutions in the UK (London). Utilize city planning and policy information to analyze and compile various research topics.
  • Business Negotiations and Risk Control: Responsible for investment proposals, negotiation, and management of cooperation for projects within the UK (London). Organize and participate in business negotiations, agreement drafting, and risk control for various expansion projects.
  • Project Management: Assist in completing the full process of project development according to the company’s investment and operational goals. Ensure the achievement of the company’s investment return targets, and in case of investment return deviations, promptly withdraw to ensure no loss for the company.

Job qualifications:

  • Land Information Acquisition: Possesses extensive resources and relationships with landowners in the London market. Can quickly acquire land information through multiple channels and achieve investment goals through professional market research and competitive benchmarking.
  • Land Use Adjustment Capability: Has successful experience in preliminary planning and research in the London market, successfully achieving land use adjustments, and possesses the ability to assess the feasibility of such adjustments.
  • Investment Risk Control Ability: Has knowledge and skills in law, finance, and taxation, with the ability to predict project returns and risks. Ideally, the candidate can achieve a closed-loop process of investment, financing, management, and exit.
  • Investment Market Analysis Ability: Possesses a clear understanding and judgment ability regarding the land market, products, and customers.
  • Investment Negotiation Ability: Can integrate resources, communicate, persuade, and influence partners, shareholders, and third parties to achieve investment goals.
