The Role

As a key member of the in-house Building Surveying team, you'll play a vital role in ensuring the properties under our management are maintained to the highest standards. You'll provide expert technical advice, manage maintenance projects, and offer budget guidance to the Property Managers, all while delivering professional, impartial consultancy services.

Responsibilities

  • Maintenance Management: Implement and manage the Planned Preventative Maintenance Programme, ensuring accurate records and compliance with external audits.
  • Building Inspections: Regularly inspect building façades and roofs, ensuring they meet cleanliness and maintenance standards.
  • Technical Advice: Offer clear, independent recommendations on remedial works and provide support for complex issues like insurance claims.
  • Project Management: Specify, tender, and oversee new or remedial works to ensure timely completion, value for money, and compliance with specifications.
  • Budgeting: Assist in preparing and monitoring annual fabric maintenance budgets, ensuring alignment with planned maintenance schedules.
  • Defect Investigation: Diagnose building defects, recommend solutions, and manage the execution of remedial projects.
  • Fire Safety: Assist with fire door and compartmentation surveys, ensuring properties meet safety standards.
  • Fit-Out Reviews: Support Property Managers by reviewing tenant fit-out proposals, focusing on fabric and structural aspects.
  • Reporting: Produce annual summary reports for each property, highlighting key performance indicators and maintenance outcomes.

About You

Essential:

  • Newly Qualified or 1-year PQE RICS
  • Strong understanding of construction technology, building regulations, and associated legislation
  • Experience in various types of building surveys, defect investigations, and report writing
  • Project management and contract administration skills
  • Knowledge of health and safety, including working at height and asbestos awareness
  • IT proficiency and excellent communication skills
  • Commitment to continued professional development

Desirable:

  • Client-facing or consultancy experience
  • Experience with commercial buildings and sustainability practices
  • Additional professional qualifications, such as in health & safety
